Hamilton Exterior Beam & Soffit Restoration
Location: McKinley Landing, Kelowna
Scope: Exterior timber restoration, staining, beam repairs, T&G refinishing, fascia prep, and detailing
This project started as a weathered exterior that needed new life. The existing beams, soffits, and tongue-and-groove had uneven UV fading, water staining, and patchy colour from years of sun exposure. The goal was to bring everything back to a rich, consistent finish while protecting the timber for the long term.
What Was Completed
Full exterior inspection and colour-matching work to identify the correct Sansin stain blend
Detailed sanding of beams, facias, and T&G to remove oxidation and even out blotching
Structural and cosmetic wood repairs, including filler work and blending across lighter boards
Two-coat staining system applied at optimal temperatures for proper absorption and curing
Precision brush and pad work to avoid lap marks on long vertical runs
Beam and eaves finishing, complete with scaffold setup, repositioning, and safe access
Additional repairs including rodent-block installation, door seal replacements, and small-area paint touch-ups where needed
Challenges & Solutions
Patchy, uneven boards: Resolved through targeted sanding and pre-wetting lighter boards to slow stain absorption and achieve consistent tone.
Low temperatures: Work was timed carefully around daily warm windows to ensure proper curing.
30-foot vertical beam sections: Required efficient scaffold moves and controlled staining techniques to prevent flash-dry lines.
Result
The exterior timber now has a deep, uniform, refreshed finish that highlights the natural grain while giving the home significantly better weather protection. The beams and soffits look cleaner, richer, and far more refined — a huge upgrade to the home's curb appeal.
